PROPERTY MANAGEMENT

A good return of your investment can also be reached by offering premium residences to premium residents at premium prices. We counsel each owner to achieve effective property maintenance.
Two types of contract prevail at Owners- SMITH REALTORS® relationship:

With a Lease Agreement the Owner gives SMITH REALTORS® the right to secure a resident. The Company makes diligent effort to:


Lease the property, negotiate the lease in accordance with the rent schedule.
Make inspection of the premises
Hold advanced rents and security deposits.
Completion of rental application form for the condominium association
Manage resident relations
With a Management Contract Owner give the right to manage the real and personal property. This includes:


Secure a tenant as described in the lease Agreement
Follow up of the contractors’ assignments for repairs & maintenance works
Follow up of the occupancy rate
Collection and payment of the State and County taxes (seasonal)
Completion of the Annual 1099 Statement
Maintain records for expenses and receipts and remit the balance
ONGOING RELATIONS WITH OWNERS

An open Owner-SMITH, REALTORS® exchange of information concerning not only the owner’s property but also the market conditions is also essential for a profitable management. Along with the financial statement we mail each month to our owners a memo with suggestions that can improve their property.
