  • PROPERTY MANAGEMENT

    A good return of your investment can also be reached by offering premium residences to premium residents at premium prices. We counsel each owner to achieve effective property maintenance.Two types of contract prevail at Owners- SMITH REALTORS relationship:

    With a Rental Contract Agreement Owners give SMITH REALTORS the right to secure a resident. SMITH REALTORS makes diligent effort to:
  • Lease the property,
  • Negotiate the lease in accordance with the rent schedule,
  • Make pre occupancy and post occupancy inspection of the premises,
  • Forward advanced rents and security deposits to the Owners.

  • With a Management Contract Agreement Owners give SMITH REALTORS the right to manage the property on their behalf. Per such contract SMITH REALTORS will make diligence to:
  • Provide all services as described in the Rental Contract Agreement,
  • Provide Owners with quotation for any necessary repairs and maintenance,
  • Follow up of the contractors assignments for maintenance and repairs works,
  • Follow up of the occupancy rate,
  • Hold any security deposit and advance rents,
  • Maintain records for expenses and receipts and remit the balance,
  • Maintain and provide monthly financial statements,
  • Collect and payment of the State and County taxes (seasonal)
  • Complete the Annual 1099 Statement.

    An open Owner-SMITH REALTORS exchange of information concerning not only the Owner's property but also the market conditions is also essential for a profitable management. Along with the financial statement we mail each month to our owners a memo with suggestions that can improve their property.
